From Brief to Booking: How We Sourced an American Diner Inside the M25
One of the most rewarding parts of location scouting is finding somewhere that doesn't yet exist on your books.
Recently, we were approached by a production company looking for a very specific brief: an authentic American-style diner within the M25.
It wasn't a location we currently represented.
Rather than treating that as a limitation, we treated it as an opportunity.
Every Brief Starts With a Problem to Solve
No two location briefs are ever the same.
Sometimes the perfect location is already within our portfolio. Other times, it needs to be found from scratch.
For this project, the production required:
An authentic American diner aesthetic
A location within the M25
Production-friendly access
Availability within a tight timeframe
Finding the right location wasn't simply about searching online. It required a targeted scouting strategy.
Casting the Net Wider
For this brief, we turned to an unexpected but increasingly valuable scouting tool: social media.
Using TikTok, we reached out to a wide audience, asking for owners of American diners that met the brief.
Within just a few hours, we received an influx of suggestions from local communities, business owners and people who knew exactly the kind of hidden gems productions are often searching for.

From Suggestions to Shortlist
Receiving recommendations is only the beginning.
Every suggested location was reviewed against the production brief, considering:
Visual aesthetic
Geographic suitability
Accessibility
Production practicality
Overall fit for the creative
Once vetted, we presented a curated shortlist to the production company rather than overwhelming them with every option.
After reviewing the options, they selected a smaller group for the next stage.

From Scouting to Securing
We then approached each business individually to discuss:
Interest in filming
Availability
Operational considerations
Capacity to host a production
Following positive conversations, location recces were arranged, allowing the production team to assess each option in person before making their final decision.
The chosen location was Waffle Jacks.
Following successful negotiations, agreements were reached between both parties, and the shoot went ahead in June.
The production wrapped on schedule, with no overtime, no damages and positive feedback from both the production company and the location owner.
As a result, Waffle Jacks is now being onboarded as a new SL property, making it available for future productions.
It's exactly the kind of long-term relationship we aim to build.
Every Brief Is Different
This diner search is just one example of how we approach bespoke location scouting.
Recent briefs have included requests for:
Executive office spaces
Contemporary boardrooms
Luxury yachts
High-end restaurants
Dental surgeries
Some of these were sourced through our existing network of trusted locations.
Others came through proactive scouting, industry contacts and social media outreach.
And sometimes, the answer isn't finding an exact match at all.
For a recent toothpaste campaign, rather than sourcing a functioning dental practice, we identified one of our existing locations that could be convincingly dressed as a modern dentist's surgery, delivering the look the production needed while offering greater flexibility for filming.
Great location scouting isn't always about finding the obvious choice.
It's about understanding how a space can work creatively.
